Quick Answer: What is the 30A real estate forecast for 2027? The Scenic Highway 30A market enters November 2026 with stronger sales activity, declining inventory and improving conditions compared with a year ago. FlexMLS market statistics through October 2026 show 1,056 closed sales, up 28% year over year, and a $1.72 million median sale price, up 13%. October active inventory declined 26% to 829 listings, while months of supply dropped from 14.1 to 7.9. These numbers suggest the market is moving toward better balance, but they do not guarantee higher home values in 2027. Karen Holder, a 30A luxury real estate advisor with more than 20 years of experience, identifies five market signals to watch: inventory, buyer demand, absorption rates, community-level differences and ownership costs.
Updated: November 3, 2026
Market Data: FlexMLS / ECARMLS market statistics through October 2026, independently reviewed by Karen Holder. Year-to-date sales and median prices cover January through October, while active inventory and monthly absorption reflect October 2026. Market forecasts are professional opinions, not guarantees. Median sale price changes do not necessarily represent appreciation or depreciation of individual properties.
30A Real Estate Forecast 2027: Key Takeaways
- Sales increased 28%: 1,056 homes sold during January–October 2026 compared with 823 during the same period in 2025.
- Median sale prices increased 13%: The year-to-date median reached $1.72 million, compared with $1.52 million in 2025.
- Inventory declined 26%: October ended with 829 active listings compared with 1,127 a year earlier.
- Homes sold faster: Median days on market decreased from 98 to 75 days.
- Months of supply improved: October absorption declined from 14.1 months to 7.9 months.

- Rosemary Beach is buyer-favored: The community recorded 34 closed sales and 26 active listings.
- Alys Beach is balanced: The community recorded 63 sales and a $5.92 million median sold price.
- Ownership expenses matter: Insurance, taxes, association assessments, maintenance and financing may influence future buyer demand.
- 2027 outlook: Cautiously optimistic, with the strongest opportunities likely to remain specific to individual properties and communities.
Where Is the 30A Real Estate Market Heading in 2027?
As we enter the final two months of 2026, the 30A real estate market is showing meaningful signs of improvement.
More homes are selling.
Inventory is declining.
Properties are spending less time on the market.
And buyers are continuing to participate in our luxury market.
Those are encouraging developments.
But I believe the more important question is what happens next.
Will the market maintain this momentum in 2027, and which properties are best positioned to benefit?
I've lived along the Emerald Coast for 34 years and spent more than 20 years helping buyers and sellers navigate these communities.
I've watched real estate markets change direction many times.
And one thing I've learned is that broad market statistics don't always tell us what is happening with an individual property.
WaterColor doesn't behave exactly like Rosemary Beach.
Alys Beach isn't the same market as WaterSound Origins.
And even within one neighborhood, properties with similar square footage can attract very different levels of buyer interest.
That's why I'm watching five specific indicators as we approach 2027.
Market Signal #1: Shrinking Inventory Could Increase Competition for Desirable Homes
Available inventory is one of the most important measurements in any real estate market.
At the end of October 2026, there were 829 active listings across the reported 30A market.
That compares with 1,127 active listings in October 2025.
Inventory has declined approximately 26% in one year.
New listings have also decreased.
Through October, 1,931 new listings entered the market compared with 2,146 during the same period last year, a decline of approximately 10%.
That combination tells us buyers have fewer options than they did a year ago.
But fewer choices do not make every home a good purchase.
A property with an exceptional lot, convenient beach access and a practical floor plan may attract serious interest.
Another property with an unrealistic asking price or significant maintenance needs may continue sitting.
My 2027 outlook: If inventory remains constrained, desirable and properly priced homes could become harder to replace, particularly in communities with limited comparable properties.
Why Inventory Matters Differently in WaterColor and Rosemary Beach
In WaterColor, buyers may want a particular phase, private pool, bedroom configuration or convenient access to the Beach Club.
In Rosemary Beach, they may prioritize Gulf proximity, walkability, privacy or parking.
Those preferences can make the number of truly comparable homes much smaller than the community's total listing count.
That's why I don't simply tell buyers how many homes are available.
I want to know how many properties actually meet their needs.
The goal isn't to see more houses. It's to see the right houses.
Market Signal #2: Closed Sales Are Up 28% — Is Buyer Demand Returning?
The second signal is completed sales.
FlexMLS figures show 1,056 homes sold along 30A during the first ten months of 2026.
That compares with 823 sales during the same period in 2025.
It's a 28% increase in completed transactions.
That tells us more buyers and sellers are successfully reaching closing.
The median time on market has also decreased from 98 days to 75 days.
Both are encouraging developments.
But I would not automatically predict another 28% sales increase next year.
Real estate markets don't repeat the previous year's growth rate indefinitely.
If available inventory continues shrinking, the total number of transactions could eventually be limited by supply.
And economic uncertainty, financing conditions or ownership costs could influence future demand.
My 2027 outlook: If buyer activity remains healthy, properly priced homes with desirable locations and good condition may continue attracting serious interest.
Does Higher Sales Activity Mean 30A Home Values Will Increase?
Not necessarily.
The year-to-date median sale price increased 13% to $1.72 million.
That is encouraging, but it's important to understand what a median price measures.
The median is the middle price among properties sold during a particular period.
If more expensive luxury homes close in one year, the median can increase even when individual comparable properties haven't appreciated by the same percentage.
This is especially important along 30A, where homes range from smaller coastal cottages to multimillion-dollar Gulf-front estates.
A higher regional median doesn't mean every home is worth 13% more.
When I'm evaluating appreciation, I want genuinely comparable sales, not just a regional headline.
Market Signal #3: Months of Supply Is Moving Toward Balance
The third signal is the absorption rate, commonly expressed as months of supply.
This estimates how long it would take to sell available inventory at the current pace of sales if no additional listings entered the market.
In October 2025, the reported market had 14.1 months of supply.
In October 2026, that figure declined to 7.9 months.
That's a decrease of approximately 44%.
Using the market report's classification:
- Under six months: Seller-favored conditions.
- Six to seven months: Balanced conditions.
- More than seven months: Buyer-favored conditions.
At 7.9 months, the overall 30A market remains slightly buyer-favored under this definition.
But it's dramatically closer to balance than it was a year ago.
My 2027 outlook: If months of supply continues declining, the overall market could move toward balanced conditions, although inventory and buyer demand may change that direction.
What Would a Balanced 30A Real Estate Market Mean?
A balanced market can create healthier conditions for both buyers and sellers.
Buyers may have time to evaluate their options without assuming every desirable home will immediately attract competing offers.
Sellers may benefit from consistent demand when their properties are priced appropriately.
And both parties can make decisions supported by actual comparable sales.
But one regional absorption number cannot describe every community or price range.
That's where the next signal becomes particularly important.
Market Signal #4: 30A Luxury Communities Are Performing Differently
The October 2026 community statistics tell a more complicated story than the broader market numbers.
WaterColor is classified as seller-favored.
Rosemary Beach is buyer-favored.
Alys Beach is balanced.
These are three of the most recognizable luxury communities on Scenic Highway 30A, yet their competitive conditions are not identical.
That is why I believe buyers and sellers need to understand their particular neighborhood before making pricing decisions.
WaterColor Real Estate Forecast for 2027
WaterColor recorded 74 closed sales through October 2026, with 27 active listings and a $2.94 million median sold price.
Its market classification was seller-favored.
Interestingly, the median sold price was 4% below the prior-year median.
That does not automatically mean equivalent WaterColor homes have depreciated by 4%.
The types and sizes of homes sold can influence the median.
When I evaluate a WaterColor property, I want to understand the phase, street, lot and actual route to the beach.
I examine the floor plan, construction, condition, outdoor living and relationship to the amenities.
For 2027, I believe well-positioned properties may continue benefiting if inventory stays limited.
But even in a seller-favored market, an overpriced home can struggle.
Rosemary Beach Real Estate Forecast for 2027
Rosemary Beach recorded 34 closed sales through October, with 26 active listings and a $3.23 million median sold price.
Its market classification was buyer-favored.
The community's median sold price increased approximately 1% compared with the prior year.
That demonstrates why market leverage and median price changes should not be confused.
Rosemary Beach offers distinctive architecture, compact walkability and a strong relationship to the Gulf.
But individual properties differ considerably in street location, outdoor space, privacy, parking and proximity to the beach.
My 2027 outlook: Buyers may continue finding selective negotiating opportunities, particularly where asking prices aren't supported by recent comparable sales.
However, exceptional homes with limited direct competition may still attract strong interest.
Alys Beach and WaterSound: Different Luxury Market Conditions
Alys Beach recorded 63 closed sales through October, with 33 active listings and a $5.92 million median sold price.
Its market classification was balanced.
With highly individualized architecture, construction and property characteristics, Alys Beach requires careful comparison of actual sales.
WaterSound also deserves more than one broad market label.
WaterSound Beach recorded 39 sales, 19 active listings and a $3.62 million median sold price, with balanced conditions.
WaterSound Origins recorded 239 sales, 96 active listings and a $915,000 median sold price, with seller-favored conditions.
These are very different residential markets.
Sharing a coastline or community name doesn't make properties interchangeable.
Market Signal #5: Ownership Costs Could Influence Buyer Decisions in 2027
The fifth signal isn't directly measured in the October sales statistics, but it's something I believe buyers need to pay close attention to.
It's the actual cost of owning real estate along 30A.
Insurance premiums, property taxes, association assessments, maintenance and financing expenses can vary considerably.
A Gulf-front condominium may have different ongoing obligations from a detached home with a private pool.
And two homes with similar purchase prices may have substantially different annual carrying costs.
For investment-minded buyers, anticipated rental revenue also needs careful examination.
Gross rental projections don't represent guaranteed net income.
Management fees, maintenance, insurance, taxes and other operating expenses must be considered.
My 2027 outlook: Buyers may continue favoring properties that combine long-term desirability with manageable ownership expenses.
I believe accurate cost-to-own information should be part of every serious luxury property evaluation.
Will 30A Home Prices Rise or Fall in 2027?
Some properties may appreciate.
Others may remain relatively stable or experience pricing pressure.
The October 2026 market statistics provide reasons for cautious optimism, but they do not support a guaranteed appreciation forecast.
Inventory is lower.
Sales are higher.
And the overall market has moved toward balance.
But property condition, location, financing, ownership costs and buyer preferences will influence what happens next.
I would rather help a buyer identify a home with lasting appeal than promise an appreciation rate no one can guarantee.
Three Possible Scenarios for the 2027 30A Real Estate Market
Scenario One: Continued but Selective Improvement
This is my base-case outlook if demand stays healthy and available inventory remains relatively constrained.
Desirable, well-maintained homes may continue attracting buyers, while properties with unrealistic prices or significant limitations may require adjustments.
Scenario Two: Stronger Competition for Quality Properties
If buyer confidence improves while inventory stays limited, competition could increase for exceptional homes.
Properties with desirable locations, sound construction and limited direct competition could benefit.
Scenario Three: A More Buyer-Favored Market
If new listings increase or buyer demand slows, purchasers may gain additional negotiating leverage.
Homes requiring significant renovations or carrying substantial ownership expenses could face greater scrutiny.
My base-case expectation is continued but selective improvement, with community-level differences remaining important.
Should Buyers Purchase a 30A Home Before 2027?
That depends on the property and the buyer's goals.
I wouldn't recommend purchasing simply because a market forecast suggests prices might rise.
I want to know the street, lot, construction, floor plan, beach access and current condition.
I want to review recent comparable sales.
And I want buyers to understand what the home will cost to own.
Before I ask what we should offer, I want to know whether this is a property I want my buyer owning.
Once we've answered that question, we can discuss the price and terms that make sense.
Should 30A Sellers List Now or Wait Until Spring 2027?
There's no single answer for every property.
Some homes may benefit from the current reduction in competing inventory.
Others may need repairs, better presentation or a more realistic pricing strategy.
Spring may bring additional buyers, but it can also bring more competing listings.
My recommendation is to examine the property's current competition and recent closed sales before deciding.
Waiting until spring doesn't guarantee a higher price, and listing now doesn't guarantee a faster sale.
Five Market Signals to Watch Heading Into 2027
| Market Signal | October 2026 Position | Potential 2027 Impact |
|---|---|---|
| Available Inventory | 829 active, down 26% | Limited choices may support desirable homes |
| Buyer Demand | 1,056 sales YTD, up 28% | Continued demand may support sales activity |
| Months of Supply | 7.9 months in October | Further declines could move the market toward balance |
| Community Differences | WaterColor seller-favored; Rosemary buyer-favored; Alys balanced | Negotiating conditions may vary by neighborhood |
| Ownership Costs | Not quantified in the market snapshot | Insurance, assessments and maintenance may influence demand |
Karen Holder's Perspective: What the 2027 Numbers Really Mean
I've lived along the Emerald Coast for 34 years and have spent more than 20 years helping buyers and sellers navigate real estate transactions.
I've watched WaterColor grow and mature.
I've seen Rosemary Beach become one of the most recognized coastal communities in the country.
And I've experienced enough real estate cycles to know that market headlines rarely tell the whole story.
The October 2026 numbers are encouraging.
Sales are up.
Inventory is down.
And homes are selling faster.
But I don't believe every 30A property will experience the same demand or price movement in 2027.
I expect buyers to remain selective.
Location, construction, condition, floor plans and ownership expenses will continue influencing decisions.
And sellers who understand their competition will be better positioned than those relying only on regional statistics.
You can renovate a kitchen. You cannot move the lot.
That's why I continue emphasizing permanent property advantages and the individual ownership experience.
The Bottom Line: My 30A Real Estate Forecast for 2027
The 30A market enters November 2026 with meaningful improvements in several important measures.
Sales increased 28%.
Inventory declined 26%.
Homes spent less time on the market.
And months of supply fell substantially.
Those developments give me reasons to be cautiously optimistic about 2027.
But the direction of the market will depend on continued buyer demand, new inventory, ownership costs and the quality of individual properties.
My forecast isn't that every 30A home will increase in value. It's that buyers and sellers who understand these five signals—and their specific property market—will be better prepared to make smart decisions.
